How To Maintain Water Heaters?

Water heaters are used in countless commercial and residential buildings, supplying heated water for various uses. Water heaters typically operate through the use of either gas or electricity, ensuring that they have the ability to increase fluid temperatures as required. Gas powered water heaters are started when the pilot flame is lit, and gas can be supplied by turning the gas valve to the on position and the control knob to the pilot position. Once set, the knob can be pressed for ignition, creating a flame that burns at a temperature of 120 degrees Fahrenheit. If water drips after initially lighting the heater, such issues should go away as soon as the heater reaches its standard operating temperature. 

Both gas and electric water heaters feature pressure valves, drain valves, and other such components that ensure the safety of storage tanks. When pressurization or heat reaches unsafe levels, such valves can ensure that excess water is disposed of to balance the heater. If there is no discharge emitting from the T&P valve, then the heater can be assumed to be working correctly. If there is discharge, the water heater may be facing thermal expansion, low temperature relief, valve issues, or other such problems. It is always critical that water heater accessories such as the valves function correctly to avoid major catastrophes such as an explosion. 

The tank itself may also face various issues over time, one example being sediment buildup. If sediment buildup reaches a certain threshold, water lines can become clogged. While resulting in a loss of efficiency, such issues also require one to flush the tank periodically with the use of the pressure relief valve. When remedying such issues, power or gas should be turned off, and the cold water inlet is shut off as well. Then, water heater connectors may be used to relay water from the tank into a safe area. Once sediment is removed, the drain valve and pressure relief valve may be closed before turning on the cold water inlets. Lastly, the hot water spigots may be actuated, and all spigots may be shut off once water is released before powering on the system again.
